When You Need a Permit Renewal
If your renovation, fit-out, or construction project runs longer than its permit's validity period, you must apply for a renewal (or an extension, for cases still within the original window but at risk of running over) before the permit expires — not after. Works continuing on an expired permit are treated the same as unauthorized construction, exposing the project to stop-work notices independent of whether the original permit was ever an issue.
The Official Renewal Fee Formula
Dubai Municipality calculates renewal fees using a fixed formula: AED 0.03 per sq. ft. of Total Built-Up Area (BUA), multiplied by the number of months requested for renewal — capped at a maximum of AED 6,000 per month regardless of BUA size.
This means a small fit-out renewal is inexpensive, while a renewal on a large built-up area over several months can approach the monthly cap quickly — budgeting for this in advance avoids a mid-project surprise on an already-delayed timeline.
