The Affection Plan shows the plot's official boundaries and dimensions, its zoning classification (residential, commercial, industrial, or mixed-use), the permitted land use under that zoning, and — critically — a record of what has been formally approved on the plot to date.
The title deed, by contrast, is your proof of ownership issued by DLD. Both documents work together: a bank valuing your property for a mortgage, a buyer's conveyancing lawyer, and DM's own BPS reviewers will all cross-reference the Affection Plan against the title deed and against the physical, as-built condition of the plot. A mismatch between any two of these three is what causes delay — not the Affection Plan alone.
