Which Works Need a DAMAC NOC
Any work that changes the structure, the external appearance, the built-up area or the services needs a DAMAC NOC, including:
- Villa extensions and built-up-area increases
- Swimming pools and sunken seating
- Pergolas, canopies and covered outdoor structures
- Boundary wall changes and gates
- Internal wall removal and structural alterations
- Façade, colour and cladding changes
- Drainage and external MEP re-routing
Internal cosmetic work — painting, replacing fittings like for like — generally does not need a NOC, although contractor access rules still apply.
Step by Step: The DAMAC Living Submission
1. Feasibility check — plot layout, cluster rules and the DH1/DH2 authority route
2. Submit the request in the DAMAC Living app under the right modification category
3. Upload the drawing pack — existing and proposed layouts, elevations, and structural calculations where load-bearing elements change
4. Contractor documents — trade licence and insurance
5. Pay the administration fee and lodge the security deposit
6. Developer review against DAMAC's community design guidelines
7. NOC issued — then the DDA (DH1) or DM (DH2) permit application begins
DAMAC NOC Fees, Deposit and Timelines
Administration fee: from AED 1,050, non-refundable, rising with scope.
Security deposit: typically AED 5,000–10,000, refundable after a completion inspection. Unapproved works or damage to community areas can forfeit it.
Major extensions in DH1: a Gross Floor Area fee is payable to DAMAC before the final NOC.
Timing: minor works NOCs typically take around 5–7 working days; major structural extensions around 15–25 working days for the developer stage, before the government permit. A full extension or pool programme commonly runs 6–10 weeks from first submission to permit.
Why DAMAC NOC Applications Get Sent Back
- Wrong authority route — a DH2 villa prepared for DDA, or a DH1 villa prepared for BPS
- Exceeding cluster coverage — DH2 clusters have tighter plot-coverage limits than owners expect
- Façade palette mismatches — colours and cladding outside the approved palette
- Missing structural calculations for wall removals and roof-level additions
- Pool setback or drainage not shown on the drawings
